Purchasing a Home with eXp

If you are ready to begin shopping for a home in San Tan Valley, Queen Creek, S.E. Mesa, Gilbert or Florence Arizona we are ready to walk with you through every stage of your buying journey – from assisting you in finding a home on the market to managing the offer and getting you into the title and escrow process to get the deal closed.

For Sale Properties will be represented by a Sellers Agent and you will want to be represented by a Buyers Agent who will be paid by Sellers Broker/Agent and the MLS will state how much the Sellers Broker is offering to pay the Buyers Agent so my commission when working with a Buyer is paid by the Seller.  

Each Agent will work on full behalf of the one that they are representing, the Buyer or the Seller in negotiations and provide all their fiduciary duties etc.  

So take a look at the listings, if you want to look at any of the listings we normally schedule a time with the listing agent. You can easily narrow your list down to just a few properties from what you see online then you have to go drive the street and neighborhood which can many times be the deal breaker on certain properties.

After you have the properties you are sure you want to see shoot me the list so I can schedule a showing time with the Listing Agent who will normally have to clear the visit with the Seller. 

Never ever knock on a door to chat with the Seller. That’s what they hired an Agent for. 

As soon as you feel like you are seriously ready to buy we have to get you Fully Pre-Qualified for a “As Good as Cash” Home Loan if you are not paying cash.  

We will not want to put an Offer in on a Property without submitting this Loan Proof of Funds along with it.  

JD at Fairway Mortgage can get you through this process in as little as a day or two if you provide him everything he requests to get you done and everything goes through without any glitches. If you have any question on how your Credit Score looks let’s get them to run you through to see as soon as possible. You will have to run credit anyway and that will not hurt a strong score but if anything needs to be fixed – in the middle of an escrow process is not the time to find out.  

JD also does renovation loans along with home loans if we find a property needing paint, flooring, a new AC etc. A property like that can be negotiated down if it’s not already priced to reflect the condition.

First be sure that you are a ready willing and able buyer and have determined that you definitely need to make a move at this time? This is currently becoming an easier market for buyers. You will want to be as fully qualified financially as you can be whether it be cash or you are rather than just fully pre-qualified for a home loan. You want your offer to look as close to cash as it can. You will want to make a sizable earnest money deposit with your offer. We can get you “Same as Cash” Financing.

You will want to consider eliminating the requirement of certain contingencies such as having to wait to be approved for a loan, needing to sell your current home, a lenders appraisal of value can possibly be eliminated if you choose and are a cash buyer. Read this document thoroughly before you begin your search if you are not getting ready to launch right away.

Know that there’s no “right” time to buy.
If you find the perfect home now, don’t risk losing it because you’re trying to guess where the housing market and interest rates are going. Those factors usually don’t change fast enough to make a difference in an individual home’s price.

Don’t ask for too many opinions.
It’s natural to want reassurance for such a big decision, but too many ideas from too many people will make it much harder to make a decision. Focus on the wants and needs of the people who will actually be living in the home.

Accept that no house is ever perfect.
If it’s in the right location, the yard may be a bit smaller than you had hoped. The kitchen may be perfect, but the roof needs repair. Make a list of your top priorities and focus in on things that are most important to you. Let the minor ones go. Also, accept that a little buyer’s remorse is inevitable and will most likely pass.

Don’t try to be a killer negotiator.
Negotiation is definitely a part of the real estate process, but trying to “win” by getting an extra-low price or refusing to budge may cost you the home you love.

Remember your home doesn’t exist in a vacuum.
Don’t get so caught up in the physical aspects of the house itself that you forget about important issues such as noise level, access to amenities, and other aspects that also have a big impact on your quality of life.

Plan ahead.
Don’t wait until you’ve found a home to get approved for a mortgage, investigate insurance, or consider a moving schedule. Being prepared will make your bid more attractive to sellers.

Choose a home first because you love it; then think about appreciation.
A home is still considered a great investment, but its most important role is as a comfortable, safe place to live.
