If you are going to Visit a New Build Community your Real Estate Agent will need to accompany you when you “Log In” on the First Visit to the Model Home.

Of course we would love to be your Representing Agent but if you don’t use us find an Agent somewhere to go with you.

Properties for Sale will be represented by a Sellers Agent and you will want to be represented by a Buyers Agent who is actually paid by Selling Agents Broker. The MLS will state how much the Sellers Broker is offering to pay the Buyers Agent to bring a Buyer so an Agents Commission when working with a Buyer is usually paid by the Seller.

Each Agent will work on full behalf of the one that they represent, the Buyer or the Seller, and provide fiduciary duties of loyalty, obedience, disclosure, confidentiality, and accounting in all dealings. 

If a Broker is Representing both Seller and Buyer there will be conflicts in the duties of loyalty, obedience, disclosure and confidentiality.

A Home Purchase is a fairly permanent deal so just running around town making one pass at each potential home and making an offer on one can bring a lot of heartache if a decision is made to quickly many times based on emotions.

So you normally narrow your list down to a few properties from what you see online then a very smart thing to do is to go drive the street and neighborhood which can many times be the deal breaker on certain properties when you see things you don’t like, which is better to know ahead of time.

I learned a very smart thing from a couple who drove the properties a little before dark, then after they viewed the last property they went and had dinner out, and afterwards returned to those properties after dark to get a look and feel of the neighborhoods at night. A street with great night time lighting from street lights, driveway and porch lights can be a world of difference from a street with sparsely placed street lights and neighbors that don’t even turn on their front lights at night or the street looks otherwise shady after dark.

After you have the list of properties that you have confirmed you want to see inside shoot me the list so I can schedule a showing time with the Listing Agent who will normally have to clear the visit with the Seller if the Property is not Vacant.

Never ever knock on a door to chat with the Seller. That’s what they hired their Selling Agent for.

As soon as you feel like you are actually ready to begin your search, before we look at live Properties, we have to get you Fully Pre-Qualified for a “As Good as Cash” Home Loan if you are not going to be paying Cash.

We will not not be taken seriously if we put an Offer in on a Property without submitting the Loan – Proof of Funds along with the Offer.

New Build/New Construction Home Purchase

The New Home Builders typically have their own Financing available and it will probably work out best for you as they tie their Incentives to using their Financing. We can always compare it to the outside Financing that we have for you.

Due to the Fed Raising Rates the Builders have come down on their Pricing  Significantly and are Offering their Own Special Rates in many cases along with other Incentives.     Let me show you, let’s talk.

How To Prepare for House Hunting:

Consider this sound advise from the REALTOR® Association:

Know that there’s no “right” time to buy.
If you find the perfect home now, don’t risk losing it because you’re trying to guess where the housing market and interest rates are going. Those factors usually don’t change fast enough to make a difference in an individual home’s price.

Don’t ask for too many opinions.
It’s natural to want reassurance for such a big decision, but too many ideas from too many people will make it much harder to make a decision. Focus on the wants and needs of the people who will actually be living in the home.

Accept that no house is ever perfect.
If it’s in the right location, the yard may be a bit smaller than you had hoped. The kitchen may be perfect, but the roof needs repair. Make a list of your top priorities and focus in on things that are most important to you. Let the minor ones go. Also, accept that a little buyer’s remorse is inevitable and will most likely pass.

Don’t try to be a killer negotiator.
Negotiation is definitely a part of the real estate process, but trying to “win” by getting an extra-low price or refusing to budge may cost you the home you love.

Remember your home doesn’t exist in a vacuum.
Don’t get so caught up in the physical aspects of the house itself that you forget about important issues such as noise level, access to amenities, and other aspects that also have a big impact on your quality of life.

Plan ahead.
Don’t wait until you’ve found a home to get approved for a mortgage, investigate insurance, or consider a moving schedule. Being prepared will make your bid more attractive to sellers.

Choose a home first because you love it; then think about appreciation.
A home is still considered a great investment, but its most important role is as a comfortable, safe place to live.

First be sure that you are a ready willing and able buyer and have determined that you definitely need to make a move at this time? This is currently becoming an easier market for buyers. You will want to be as fully qualified financially as you can be whether it be cash or you are rather than just fully pre-qualified for a home loan. You want your offer to look as close to cash as it can. You will want to make a sizable earnest money deposit with your offer. We can get you “Same as Cash” Financing.

You will want to consider eliminating the requirement of certain contingencies such as having to wait to be approved for a loan, needing to sell your current home, a lenders appraisal of value can possibly be eliminated if you choose and are a cash buyer. Buyers receiving multiple offers are not likely to wait around for a delayed or potentially failed close with many other good offers on the table. Always do your part to help close the deal quickly, time is of the essence.

There are some are things you do not want to do without such as a home inspection, title check, etc. You have to refer to the “BUYER ADVISORY” document put out by the Arizona Dept of Real Estate, a 13 pg advisory on everything you should look at when considering the purchase of a property. Read this document thoroughly before you begin your search if you are not getting ready to launch right away.
