We Create Homeowners! Becoming a Homeowner just got a Whole Lot Easier.
We’re on a mission to create more homeowners. Live in the home you want to buy while building your down payment. Whether you’re just starting out or already have some savings, Pathway’s Two Unique Programs can get you on the path to becoming a Homeowner.
We Have Two Great Programs for You to Choose From
HomeStart
Rent now, buy later.

HomeStart Overview
• Low deposit equal to 1 month’s rent
• Deposit acts as your security deposit
• Choose from homes for sale on the market
• Rent annually with the option to buy
• 5 years to get mortgage-ready and buy the home
• Rent and purchase price locked-in for each year
• No penalty or fee if you decide not to buy
HomeStart is right for you if…
You don’t have any savings yet
Just like traditional rentals, all you need is first month’s rent and a security deposit to move in. But unlike traditional options, you can shop for a home on the open market. And if you decide you’d like to buy the home in the next 5 years, Pathway will sell it to you at a pre-agreed price. No surprises.
You’re uncertain about the future
Buying a home is a big decision and life is full of uncertainties. HomeStart offers the perfect balance between stability and flexibility. Settle in and start enjoying your new home today. If you decide to buy it, you can! And if your plans change, you can move on without paying a penalty.
You like renting but done with apartment life
For many, renting long-term just makes sense, but apartment life can leave a lot to be desired. With HomeStart you can choose a home that is actually listed for sale. And since Pathway makes all cash offers, we have a leg up against the competition with our offers.
Savings Match
Build a down payment while you rent.

Savings Match Overview
• Deposit equal to 2.5% of the home’s value*
• Pathway adds to the deposit each year, doubling their
money in 5 years if they opt to buy the home
• Choose from homes for sale on the market
• Rent annually with the option to buy
• 5 years to get mortgage-ready and buy the home
• Rent and purchase price locked-in for each year
• No penalty or fee if they decide not to buy, and initial
deposit is fully refunded, plus appreciation
Savings Match is right for you if…
Your credit isn’t quite mortgage-ready yet
If you need more time to improve your credit before getting a mortgage, Savings Match is the perfect solution. You can start living in the home you plan to buy and take the time you need to build up your credit score.
You want to double your savings
Other rent-to-own solutions force you to save money by adding a premium to your rent that you get back later. With Savings Match, your savings deposit grows, and even doubles, simply by paying your regular monthly rent. In 5 years, your 2.5% will be 5% without you saving or paying an extra dime. And if you decide not to buy the home, there are no penalties, and you’ll get your Savings Deposit back with appreciation.
You’re tired of losing to cash offers
Maybe you’ve already gotten approved for a low down payment mortgage but keep losing out on homes due to competition in the market. Pathway buys every home with cash, making our offers more competitive in today’s market.
How Savings Match Works
The customer journey with Savings Match is the same as HomeStart, except the customer pays a deposit equal to 2.5% of the home’s value. Each year they rent the home, Pathway adds to their deposit. They can purchase the home any time after the first year. If they rent the full 5 years, we double their deposit plus appreciation. This money is theirs to keep if they buy the home. If they decide not to buy, they get their initial deposit back + appreciation. There are no fees or penalties for cancelling.

1. Apply Online
It’s fast, easy and it won’t impact your credit score. Once approved we’ll give you a home shopping budget and help you decide which Pathway Program makes the most sense for you. This is not all like a Home Loan Application.
2. Begin Your Search for a Home!
It’s time to start looking for your home! You can use your own real estate agent, or we can pair you with one of ours. Choose from homes on the market of move-in ready homes.
3. Time to Buy
When you find the perfect home, Pathway will make a cash offer. We take care of all closing costs, taxes, and insurance.
We’ll even inspect the home and take care of all necessary repairs.
4. Move In
Once we’ve closed on the home, the Pathway team will get it move-in ready while you pack up your stuff ahead of moving day. When it’s ready you will be met with the Keys for the Move In Day!
5. Relax
You’re home now! Settle in, meet the neighbors, host a backyard barbecue. We’ll take care of the home’s major maintenance and upkeep so you can focus on getting mortgage-ready.
6. Buy, Rent, or Walk Away
When you’re ready to buy, Pathway will sell it to you at a pre-agreed price. If you decide not to buy, you can continue renting, move into a different Pathway Home, or move on. There are no penalties or fees for canceling.
